See how buyers’ priorities have shifted post-COVID and what to do.
If you’re considering selling your home, let’s talk about what’s happening in the market now because things have changed. The chaos of the COVID market—where homes sold instantly, bidding wars were the norm, and prices skyrocketed—is over. The market is calming down, and that’s good news for buyers. But as a seller, there are some key things you need to know to make the most of this new landscape.
1. Prepare your home for listing. There are more homes for sale now—around 3,000 to 4,000 listings, compared to the 1,800 we saw during COVID. That means buyers have more options, and homes take longer to sell. Being prepared for this shift is essential if you’re putting your home on the market.
2. Set the right price. Prices are still going up, just not as dramatically as before. Think of it as a return to steady, sustainable growth, but just remember that it’s best to work with your agent to determine the right price for your home. Before 2005, homes appreciated around 4% a year. We’re seeing something similar now, maybe slightly less. It’s not the double-digit increases we saw during COVID-19, but it’s still progress.
“With more competition, modest price growth, and a focus on condition, it’s more important than ever to have a plan.”
3. Ensure your home is in top condition. In this market, condition matters more than ever. Many buyers today want a move-in-ready home. They don’t have the time, skills, or energy to take on big renovation projects. If your home needs some updates, it’s worth tackling before listing. Small changes—like fresh paint, updated fixtures, or new flooring—can significantly affect how quickly your home sells and at what price.
So, here’s what to keep in mind. With more competition, modest price growth, and a focus on condition, it’s more important than ever to have a plan. Selling a home isn’t just about listing it and hoping for the best. It’s about preparing, pricing strategically, and standing out.
